When it comes to selling our homes, there are one of two ways we can do it. We can make all the right decisions and sell it quick. Or we can make a few wrong moves and have it sat on the market for a while. The chances are you've already found your new home. So most people tend to want to sell quickly, without losing out on any money. You may love your home you're in now, maybe it’s because you need more space. Whatever the reason for selling here is a simple guide for selling fast.

Does your home need any work doing to it?
You have decided to sell your home. Now you need to think about the process going forward. Look at your home from a buyer's perspective. How would you feel when you walked through the door. Where would your eyes be drawn to? Ask yourself some questions. Could I re-paint that room to make it seem brighter? Could I repair that crack in the wall?

Taking care of little details can be the difference between selling quickly and not doing. It may take a bit of time and effort to paint some rooms, reposition furniture or make some repairs. But once all that is done your home will be far more appealing to potential buyers.

Clutter will put off potential buyers
Having your home filled with all your knick knacks may be your idea of heaven. But it certainly won’t be for a buyer. When a potential buyer is walking through your door, they want to envision their things in the rooms. It will be a lot harder for them to do so if they are distracted by your things. Minimalise your home as much as possible. See it as a head start on packing. You will find you get a much more positive response to viewings.

There is, however, a fine line. You still want your house to look personable and homely. Making it too minimal or clinical could give the impression of your house not being able to be a home.

Get an estate agent you trust
It’s crucial that you have confidence in the estate agent you appoint. They are the ones that will be advertising your home and attracting the buyers. It’s essential to have confidence in their ability. It’s advisable to do your research. A good reputable local estate agent would be a good place to start. Check out their website and any other customer feedback they've received.

Be realistic when it comes to price
It’s true we will always want as much as possible when it comes to selling a home. But you also have to be realistic. It’s all well and good pricing high, but if it is too high, you may not even attract buyers through the door. Listen to any advice you get from your estate agent. Research what houses have sold for in your area and on your street.
